THE PROPERTY
Element is a luxury residential apartment complex made up of 2 towers (18 storeys) in the popular beachside address of Burleigh Heads.
Built in 2009, the building’s condition was fair but was in need of some important maintenance repairs such as waterproofing and concrete rectification, as well as painting to restore the resort back to life.

PROJECT CONSIDERATIONS
Accessing all 18 storeys of the 2 tower complex called for time and resource management to ensure the project could be completed effectively while ensuring the safety of residents and visitors on-site as well the height access workers.
Areas around the pool, main entrance and garden walkway had water ingress problems that couldn’t be left any longer. A podium refurbishment required a plan that would provide a long term solution, minimise disruption, update the old for new, and allow residents of the building to use these popular spaces soon again.
Keeping the site clean and tidy and the regular removal of debris was important for everyone’s safety. We needed a positive approach that would be systematic and easier for our workers to implement while working on the multi-storey buildings.

Quest Apartments Woolloongabba is a newly constructed 9 level apartment complex built by Pellicano Builders.
Completed in August 2014 Leisuretex Painting Contractors painted the internal and external of the building. The external painting of the building was completed using the scaffold already in use on site, but the difficult to access areas were painted using abseil painters. Quest Apartments Woollongabba boasts a range of 132 studios, one, two and three bedroom serviced apartment accommodation.
The ground floor level of the property is a range of commercial and retail leased tenancies. Leisuretex Painting Contractors have continued to supply abseil painters to perform maintenance of the exterior of the Brisbane building.
Leisuretex Painting Contractors completed internal and external painting and rendering of the newly constructed “The Capitol Apartments” late 2013.
Located in the heart of South Brisbane, “The Capitol Apartments offer one and two bedroom luxuriously appointed serviced apartments for long-term or short-term accommodation.”
The external painting of the 10 level building was completed by fully trained staff working at heights. Abseil ropes access painters complete the ongoing maintenance of the building, being a fast and cheaper way to complete touch up painting and cleaning. Leisuretex Painting Contractors employs specially trained staff for all working at heights projects.
The leisure facilities all painted by Leisuretex Painting Contractors within the building include a stylish Restaurant / Bar “Peel St Kitchen”, lap pool, Day Spa “cspa” and Gymnasium which includes an outdoor leisure area for entertaining.
Another service we provided for The Capitol Apartments was a faux marble finish to the Peel St Kitchen bench tops giving the overall look that something extra without the marble price tag or maintenance.

THE PROPERTY
Mariner’s Reach is a 171 luxury apartment complex located right on the Brisbane riverwalk, where thousands of pedestrians and cyclists can access the city from New Farm and Howard Smith Wharves. These top dollar apartments were first built in 1998 and it was time to tick some large maintenance boxes to restore its beauty.
The painting access plan included abseiling to all buildings due to varying elevations of the building.

THE SOLUTION
To help oversee the project from start to finish, we had a site supervisor and site manager to assist the nominated project managers being Dec Con Pty Ltd.
A range of access equipment were decided on which involved – rope access, platform ladders and mobile scaffolds. These would also assist in control disruption to a minimum for residents.
A high water pressure clean was performed on the complex, including its roofs.
Chemical injection into concrete structures was done to help eliminate water ingress and bring back its structural integrity.
