THE PROPERTY

‘One’, 1 The Esplanade are luxury holiday apartments located in the heart of Surfers Paradise. Being the only absolute beachfront accommodation along the Esplanade and just a few minutes walk to major attractions, this makes ‘One’ a popular choice for visitors to the Gold Coast.

As part of a major refurbishment, Leisuretex was contracted to complete a full repaint to the facade and address the concrete spalling that was evident around the XX storey building.

PROJECT CONSIDERATIONS

Height access and oceanfront weather conditions were main considerations in mitigating risk and protecting the glass balustrade from falling concrete or debris. Safety was key again in working amongst a high pedestrian zone that would be remain busy during working times.

In keeping noise and disruption to a minimum we needed to consider our working process and use of equipment, reducing the amount of exposure to staff and visitors.

Importance was placed on creating a seamless look when repairing the concrete cancer that required removal from the underside of balcony soffits and concrete columns and hobs.

THE SOLUTION

After a site risk assessment was performed, Leisuretex constructed a comprehensive work schedule which included strict measures for safety management and hazard control. We would continue a strong line of communication with One, advising of upcoming works and sign posting for visitors to the building. Leisuretex also had a gantry so pedestrians below could continue access through to Surfers Paradise safely.

A combination of swing stage, abseil and scaffolding were the necessary access equipment, allowing our IRATA trained painting team to move swiftly through stages of the project while also being able to make manoeuvres as they were needed from start to finish. Time consideration for using this equipment also meant less disruption for our clients and guests.

RESULTS

All affected concrete hobs were reformed and previous concrete paint & textures were aligned to look its original state of appearance. This removal of concrete cancer will not only prolong the life of the building but also prevents future structural issues and expensive repairs.

Both safety and comfort were priorities for the One’s tenants and visitors who continued to enjoy the buzz of the Broadbeach mall with minimal disruption from the works in progress.
